After finding the home of your choice, contact us and we will complete a pre-purchase appraisal prior to your making an offer. When the offer is accepted a second appraisal will be completed and submitted for mortgage purposes to one of our approved lenders. Typically, the buyer pays for an appraisal when making application for a residential loan. If you have to pay for an appraisal, why not obtain a professional value opinion prior to making an offer. Our plan makes you an informed buyer with a strengthened bargaining position. There are three distinct obstacles which can affect the closing of a home purchase: the buyer's qualifications, the appraisal and house inspections. Mortgage lenders are prequalifying buyers, which eliminates the first obstacle. Our BUYER'S PROTECTION APPRAISAL PLAN will eliminate the second obstacle therefore leaving only house inspections to hinder the closing. Additionally, the appraisal may disclose problems with the residence which would require repairs before a loan could be obtained. To insure the appraisal will not unreasonably hold up an offer, we guarantee a turnaround time of three to five business days from the time we receive the order. After completing the appraisal, a copy will be faxed to you or your realtor's office and the original copy will be mailed. We can supply this appraisal service for Conventional and FHA loans. The cost of a full appraisal is $350, a limited appraisal is $275, and a second appraisal is $50.
