Instead of wondering what your house is worth, find out what it is worth. Don't leave "money on the table" by giving up part of your equity to the buyers. Our plan makes you an informed seller with a strengthened bargaining position. When you secure a purchase contract, Gossman and Associates, Inc. will complete a second appraisal for your buyers and for one of our approved lenders for a $50.00 fee. This can facilitate the closing of your sale and reduce your buyer's closing costs, making your home more appealing.

There are three distinct obstacles which can affect the closing of a home purchase: the buyer's qualifications, the appraisal, and the house inspections. Mortgage lenders are prequalifying buyers, which eliminates the first obstacle. Our LISTING ASSISTANCE APPRAISAL PLAN will eliminate the second obstacle, therefore leaving only house inspections to hinder the closing. Additionally, the appraisal may disclose problems with the residence which would require repairs before a loan could be obtained.

We guarantee a turnaround time of three to five business days from the time we receive the order. After completing the appraisal, a copy will be faxed to you or your realtor's office and the original copy will be mailed.

Gossman and Associates, Inc. can provide this guaranteed service due to our professional staff and modern technological capabilities which include our Digital Color Photo System and Electronic Data Interchange System (EDI). We can supply this appraisal service for Conventional and FHA loans.

The cost of the appraisal is $350, a limited appraisal is $275, and a second appraisal is $50. The cost to convert a limited appraisal to a full appraisal is $100.
